We take the stress out of getting started.

This initial consultation is to discuss in broad terms what the client is looking to achieve with their project and whether we think it is feasible for the site and budget.  This meeting is generally held at our office or at the proposed site.  We will take notes of the requirements and draft up a brief that will be included with our fee proposal.

After conducting the initial consultation a fee proposal covering stages involved is prepared for consideration. Included in the fee proposal will be the project brief that we developed during the initial consultation phase.  Any changes to the brief can be amended prior to the commencement of the next stage.

Prior to any new drawing work commencing there needs to be several areas relating to the site identified.  The below areas are generally what needs to be looked into;

Detail and Contour Survey of Site
This needs to be carried out by a licensed Surveyor.  Brad Read Design Group can arrange for this to be done on behalf of the client if it hasn’t already.  The survey forms part of the site analysis to identify existing services on the site as well as the site position and land form.

Measured Survey of Existing Buildings
If the project involves additions or alterations to an existing building then a measured and photographic survey of the building will need to be carried out by us.  This process generally involves measuring the existing building/s to establish overall dimensions and heights of all the rooms and locating all door and window openings etc.

Building Regulations Assessment – A preliminary assessment of the local authority building regulations, Building Code of Australia, Australian Standards etc will be carried out prior to commencing the Concept Design Stage.  This will determine if there are any restrictions that apply to the site that we need to be made aware of.
