Design Development Stage

This stage involves the more detailed development of the design.  On behalf of the client we obtain quotes from other consultants who are required in the project.  The different types of consultants involved in projects can be;

• Surveyors
• Structural / Civil Engineers
• Hydraulic Engineers
• Mechanical Engineers
• Electrical Engineers
• Landscape Designers
• Private Certifiers
• Fire Consultants
• Energy Efficiency Consultants

Brad Read Design Group has a regular set of consultants that we recommend, however the client is under no obligation to use any of the consultants we suggest.  The purpose of this stage is to finalise the basic design and have all the selected consultant team designing their particular disciplines and then co-ordinating the various documentation.

Building Approval Stage

This stage involves completing documentation, in conjunction with the preferred consultants, sufficient to lodge for a Building Approval.  Typically the documentation provided in this stage involves the following;

• Site / External Works Plan
• Floor Plans
• Roof Plan
• Elevations
• Sections
• Door & Window Schedules

At the completion of this phase the client is given a set of Building Approval documents, with the Building Certifier issued the required drawings for their approval.

Construction Documentation Stage

This stage involves more detailed documentation in addition to the Building Approval documents, sufficient to allow a building contractor to tender on the project and complete the construction.  Typically the additional documentation provided in this stage is likely to include the following;

• Reflected Ceiling Layouts
• Electrical / Lighting Layouts
• Stair Details (if required)
• Construction Section Details
• External Works / Misc Details
• Interior Details & Schedules
• Schedule of Fixtures & Fittings
• Schedule of Finishes
• Performance Specification (Natspec)

Throughout this stage there is co-ordination between all the engaged consultants. Once all the documentation is complete Brad Read Design Group can tender the project to a select group of building contractors.  Alternatively if the client already has a building contractor onboard we can provide them with the construction documentation.
